The Challenge: The client wanted to sell an old, inherited property as-is and without any major changes.
We were once approached by a client who wanted a sell a property that they had inherited from their parents. The parents had lived in the house for over forty-five years, and as they had now moved to an old age home, the house was put up for sale.
However, the client was opposed to carrying out any upgrades on the home and wished to sell the home as-is. Unfortunately, the house was not only old, but it also had a lot of dated furniture and plenty of clutter.
As the client was not unwilling to spend on any aspects of the home to boost its value, the biggest challenge that arose was selling the house in the quickest possible time and at the best price.
The Solution: We offered our consultancy services to ensure the house was ready for sale.
Although the property was listed as-is for sale, some important unavoidable cosmetics had to be done. This is where we stepped in to offer our expertise. We provided consultancy in working on basic and inexpensive cosmetics. For example, we helped them find a neutral color to suit their walls. We also advised them to change a couple of ceiling lights and add new doorknobs and other elements. Moreover, we guided them throughout the process and offered support in decluttering the house. By the end of it, the client moved out and sold most of the furniture.
From the day of the first consultancy to the day of staging, all actions were taken by the client in between, as suggested by our home stager on the day of consultancy. The house ended up being ready for the listing in five days.
The most challenging part of the process was to motivate and pacify the client to get rid of unnecessary items as the homeowners were emotionally attached to them. Sometimes, there are a lot of items that we keep at home, but they may be of no use in the house. This could be because they are outdated or no longer functional or another reason. But as these items are with us for a long time, we get emotionally attached to them and refuse to get rid of them.
Another common problem we see in older houses is the lighting. Most older properties do not have the right light, or they usually do not have ceiling lights. It is important to pay attention to the type of lighting you use for your home and also position them correctly to give a brighter look to the property.
